Nigeria’s real estate market, as of June 2026, is showing strong but uneven growth, with property values rising across most regions despite persistent inflation, high interest rates, and ongoing currency pressure. National residential prices are generally expected to grow by about 10% to 12% in 2026, with a broader range of roughly 5% to 15% depending on location, infrastructure access, and affordability conditions. This growth is being driven mainly by structural housing shortages, rapid urban migration, diaspora demand, and rising construction costs, which continue to push prices upward in naira terms even where real purchasing power remains constrained.
At the city level, Lagos and Abuja remain the strongest markets, while surrounding commuter belts and secondary cities are absorbing spillover demand. Lagos property values are projected to rise by about 9% to 15% in 2026, with stronger growth of up to 14% to 22% in key corridors such as Lekki, Yaba, Ajah, Gbagada, and Ikeja. Abuja is experiencing similar pressure, especially in satellite towns like Lugbe, Gwarinpa, and Galadimawa, as affordability pushes buyers outward. Meanwhile, cities like Ibadan, Port Harcourt, and emerging urban centres are seeing rising demand, with Ibadan in particular recording sharp rent increases as it becomes a residential alternative for Lagos-linked commuters.
A key feature of the June 2026 market is the widening gap between central luxury districts and fast-growing peripheral corridors. Prime locations such as Ikoyi, Victoria Island, Maitama, and Asokoro remain expensive but are growing more slowly due to affordability limits, while outskirt and infrastructure-linked areas are leading price gains. Corridors like Ibeju-Lekki, Epe, Sangotedo, Ajah, Mowe, Magboro, Lugbe, and Arepo are seeing annual appreciation in the range of roughly 14% to 25%, supported by lower entry prices and strong infrastructure development. Projects such as the Lekki Deep Sea Port, Dangote Refinery, Lagos–Calabar Coastal Highway, and rail and road upgrades continue to reshape demand patterns, with nearby land and housing often commanding 25% to 40% premiums once infrastructure becomes operational. In Lagos and Abuja, rent increases are outpacing many income levels, with mid-market areas seeing growth of about 25% to 30% in the past year in some segments. Two-bedroom apartments in key urban districts are projected to rise further by up to 28% in 2026. This is accelerating “affordability migration,” where households move from expensive core districts to more affordable mainland areas and satellite towns, reshaping demand across the country.
At the same time, technology is becoming a more visible force in the sector. PropTech tools such as virtual property tours, AI-driven pricing models, and early-stage blockchain land registry systems are improving transparency and efficiency in the market. Virtual walkthroughs are reducing the need for physical inspections, especially for diaspora investors, while AI tools are helping with valuation and investment decisions. Although still developing, these technologies are gradually reducing friction in transactions and improving buyer confidence in a historically opaque market.
Across property types, demand is strongest in mid-market housing, especially 2- and 3-bedroom apartments and townhouses in secure estates. These continue to outperform luxury villas due to stronger tenant demand and better resale liquidity. Over a 5-year horizon, well-located apartments are expected to deliver total returns of roughly 85% to 160%, combining capital appreciation and rental income, particularly in Lagos, Abuja, and high-growth commuter corridors.
Long-term projections remain positive in nominal terms. Over five years, property prices in Nigeria could rise by about 55% to 75% on average, while strong corridors may reach 80% to 120%. Over ten years, cumulative growth could range from about 150% to 220%, with top-performing Lagos–Abuja–Ogun corridors potentially higher. However, real returns remain sensitive to inflation and currency movements, meaning location quality and timing are becoming more important than national averages.
Overall, as of June 2026, Nigeria’s property market is still in a strong expansion phase, but it is increasingly segmented. Growth is no longer uniform; it is concentrated in infrastructure-linked corridors, mid-market housing, and commuter zones, while affordability constraints are shaping both demand and investment outcomes more than ever.
